Your Career Opportunity

As an Assistant Project Manager with the Community Real Estate team, you will be on the leading edge of MEDA’s efforts to stop displacement of families in the Mission and San Francisco through housing preservation and production. The Assistant Project Manager will primarily focus on housing preservation – the acquisition, rehabilitation, management of construction, and transition of buildings to operations. Your passion for keeping families rooted and advocacy for making change will be well utilized in this position. You will typically be coached by the Program Manager or Project Manager in multiple project teams on acquisition and rehabilitation. Your growing skills in project and financial management through the real estate life cycle, managing multiple players in real estate development, advocacy for regulatory and finance changes will ensure your success in this position. You will be strongly considered if you have experience in affordable housing, and every candidate is considered regardless of their experience.

Specifically, you will:

  • Real Estate development: Support the project team of 1-2 staff in keeping the project on time from acquisition through transition to operations. Anticipate the real estate process through participation in various cycles in the real estate development process. Know roles and what roles play key part at different activities/stages of real estate development process
  • Financing: Establish and manage the budget and fee projections both for the project financing and construction costs. Be comfortable manipulating the real estate proforma for limited sources and have increasing familiarity with complex sources of affordable housing/commercial.
  • Tenant and community outreach: As the first point of contact with surrounding neighbors and potential tenants in real estate acquisition, establish trusting relationships with tenants in coordination with other MEDA staff, including community real estate and housing opportunities program staff.
  • Advocacy and Process Improvement: Participate in advocacy for guidelines for financing, policies, programming. Be part of implementing procedures and protocol for constant improvement of our workflow.

Your Keys to Success

To perform successfully in this role, you will need to leverage these key qualifications:

  • 1-2 years of real estate development experience as part of project teams.
  • Bachelor’s degree or equivalent work experience with a minimum of 3 years; Master’s degree in nonprofit management, public policy, urban planning or related area a plus;
  • Emerging project management skills, with focus on data management, accountability and achieving results;
  • Interpersonal skills that allows for the development of positive working relationship and willingness to engage in conflict resolution;
  • Awareness of construction and design issues related to housing development;
  • Emerging financial proforma and writing skills, including proficiency in Microsoft Excel
  • Ability to handle 2-3 development projects at any given time;
  • Spanish fluency preferred.
  • Strong working knowledge of Mission District preferred with professional or personal experience working with communities of color required.
  • Proven ability to develop and maintain cooperative relationships with individuals from diverse backgrounds, including board members, public sector staff and officials, representatives of other nonprofit organizations, vendors, and people from low-income households.
  • High degree of independence, initiative, responsibility, and accountability as well as capability in a team environment.

DUTIES AND RESPONSIBILITIES

Acquisition and predevelopment

  • Participate in initiating and evaluating new development opportunities, including necessary feasibility analyses related to acquisition of projects
  • Participate in obtaining necessary financing for developments including researching sources and preparing applications
  • Engage in creative real estate financing solutions for purchase and ownership of buildings including crowdfunding, tenant equity, co-op ownership. Work closely with Director of Community Real Estate in applying these solutions to buildings
  • Participate in preparation of project-related budgets and schedules, and monitor each project’s acquisition
  • Facilitate the process for project approvals from planning and building departments and other regulatory agencies.
  • Coordinate loan documents and facilitate escrow closings.
  • Assist with bid and qualifications processes to select architects and general contractors and subcontractors. Direct project design development and preparation of project plans and specifications.

Tenant and Community Outreach

  • Introduce the Small Sites Preservation Program to potential tenants during the acquisition process, and establish trusting relationships with tenants in coordination with other MEDA staff, including real estate and housing opportunities program staff.
  • Act as liaison with tenants to provide construction updates during the rehabilitation process.
  • Perform outreach duties and public relations work as needed including attending community meetings and participating in City/County policy planning and advocacy efforts

Rehabilitation Coordination

  • Assist in soliciting and coordinating work of project consultants, including coordinating bid and qualifications processes to select development-related consultants
  • Act as liaison between MEDA, its consultants, vendors, partners, and the community
  • Process and monitor payment application requests
  • Coordinate or assist with logistics for special events such as ribbon cuttings, ground-breakings, and project openings
  • Undertake other tasks as may be assigned by the leadership team of Community Real Estate, which include the Director and Deputy Director, and Program Manager of Preservation.
  • If skills permit, perform construction management/owner’s representative duties as requested

Board Reporting

  • As needed, present reports to the Board of Directors and Board Committee(s)
