Waterbend’s BMR monthly rents – at $1,133 for one-bedroom units or $1,264 for two-bedroom units — are well below the usual astronomical San Francisco rents that have priced many out of the market.
These 20 brand-new units offer many amenities, such as large windows, high-end fixtures, white quartz countertops, in-unit washer/dryer, and hard surface plank and stone flooring.
The building itself offers a fitness center, Wi-Fi lounge, barbecues, gated parking and a courtyard terrace with fire pit.

“Housing is for all in San Francisco. MEDA is here to work with your family. To explore options,” explains Housing Opportunities Manager Juan Diego Castro. “Now is the time to get rental ready — there are many BMR apartments in the pipeline over the next few years.”
If you are already rental ready, you can come to MEDA’s Plaza Adelante at 5 p.m. on Wednesday, April 19, for help filling out your application for Waterbend. The bilingual team and some volunteers will be on hand to help you fill out the application.
Application deadline is April 25. Lottery will be held May 17 at 1:30 p.m. in the Koret Auditorium of the San Francisco Public Library.
